Listing Shoot Timeline in Seattle: Planning Around a Thursday List Date

Most agents do not have a scheduling problem, they have a sequencing problem: the shoot gets booked late, the photos arrive the same afternoon the listing is supposed to go live, and the video never makes the launch at all. Below is the actual delivery clock, how to work backward from a Thursday list date, and what to have ready so the shoot day does not slip.

The delivery clock, stated plainly

Three deliverables move on three different schedules, and mixing them up is what causes most launch-day scrambles:

  • HDR photos: by 10am the next morning. Interior and exterior stills are edited overnight and land the following morning.
  • Matterport 3D tour: live within 12 hours. The tour is processed and published with an MLS link, so it is usually ready before the photos are.
  • Edited listing video: delivered when your package is complete. There is no fixed day count on the video, so if the video has to be live on launch day, say that when you book rather than assuming it.

That split is the whole planning problem in one line. Stills and the tour are next-day items. The video is a package item.

Working backward from a Thursday list date

A Thursday launch is the common Seattle-area pattern, and the delivery clock above lines up with it cleanly:

  • Tuesday shoot. Matterport tour is live within 12 hours, so by Wednesday morning at the latest. HDR photos land by 10am Wednesday. That leaves a full Wednesday for copy, MLS entry, and a review pass before Thursday.
  • Wednesday shoot. Photos by 10am Thursday and the tour live within 12 hours still makes the date, but there is no slack. One late seller, one blocked driveway, and the launch is at risk.
  • Monday shoot. The safest option when the package includes a video cut or a real twilight return, because both take a second block of time.

What to have ready on shoot day

The shoot itself is not usually what runs long. Access and prep are. A short list that keeps a listing shoot on schedule:

  • Confirm access before the crew leaves. Lockbox code, gate code, and who is meeting us. Sellers being home is fine, sellers being asleep is not.
  • Lights on, blinds set, cars off the driveway and out of the frame.
  • Clear the counters and the primary bath. Anything you would not want in a photo takes longer to edit around than to move.
  • Pets and pet gear put away.
  • Trash and recycling bins out of sight from the street.
  • Flag anything that has to be in the shot. A new roof, a finished basement, a view from one specific window.

Picking the package that fits your date

  • Premiere: $1,350. Adds an agent on camera intro and outro, a Matterport tour, and three virtual twilight images.
  • Luxury: $2,400. Adds a 60 second vertical reel, a 1.5 to 3 minute luxury video, real twilight photos and video shot in person, and white glove on-site service.

Across the full size range, from under 2,000 square feet up to the 6,000 to 6,999 tier, packages run $500 to $3,600. Add-ons that change the schedule

Most add-ons are edit-side and do not affect the shoot day. Two do:

  • Real twilight, in person at dusk: $250. This is a second visit at dusk, or a late finish, so it needs its own slot on the calendar.
  • Twilight video, a 15 second dusk clip: $200. Same constraint, it has to be shot at dusk.
  • Virtual twilight, per image: $30. Done in post, no schedule impact.
  • Drone photos, 3 to 6 shots: $125. Flown during the same visit, weather permitting.
  • 2D floor plan, MLS ready: $50, and a walk through reel, 60 sec vertical: $150.

Travel, tax, and booking
